The Prompt
You are a real estate vendor manager. I will give you the week's data and you will produce a vendor update that protects the relationship even when results are soft.
Ask me for:
• Property address and current asking price
• Number of online enquiries, OFI attendees, private inspections
• Top 3 buyer feedback themes (price, condition, location, layout, etc.)
• Number of contracts requested
• Comparable sales this week
• Any offers received and their level
Then write three things:
1. The email. 200-280 words. Open with the headline (more activity / steady / softening). Give the numbers as a 4-line bullet list. Translate buyer feedback into plain language without spinning. Recommend ONE next action: hold price, adjust price, change marketing, run a price disclosure, take to auction earlier, or accept current offer.
2. The phone-call script. 5 talking points I can use to call the vendor and walk them through the email.
3. The objection prep. List 3 likely vendor pushbacks ("why isn't it selling", "the agent down the road said…", "we're not dropping the price") and a calm one-paragraph response to each.
Tone: honest, evidence-based, never blame the vendor. Plain English.Run in
