Act as my vendor price conversation agent. I need to have the hard conversation with a vendor - the market is telling us their property is priced wrong - and I want to walk into the meeting with the data, the script, and the objection answers ready.

Property + current price guide + days on market: {{property_dom}}
The number of buyers, contracts, B&Ps to date (and what is "normal" for this stage): {{activity_vs_normal}}
The comparable sales + comparable on-market listings that prove the gap: {{comparables}}
The vendor's emotional attachment / context (long-term home, deceased estate, downsizing): {{vendor_context}}
What I am recommending (price adjustment, marketing change, hold and wait): {{recommendation}}
Vendor's likely objection: {{likely_objection}}

Walk me through:

1. The one-page data sheet - the 5 numbers and 3 comparables I lay on the table. Visual layout, not a wall of text.
2. The opening 90 seconds of the conversation - what I actually say. Acknowledges the vendor's context, names the activity vs what is normal at this stage, names the gap with comparables. No softening that obscures the message.
3. The recommendation in one sentence - exactly what I am suggesting, the number, and the reason. No hedging.
4. The 3 objections I expect + my answer for each. Each answer: 60-90 words, calm, references the data, holds the position.
5. The "if they refuse" script - what I say if they will not adjust. Not a threat, not a guilt trip. Names the likely outcome of holding (extended DOM, eventual price drop with damaged campaign momentum). Asks them to choose, with date.
6. The follow-up email I send within 4 hours of the meeting - confirms what we agreed, names what I will do this week, names what I need from them.

AU English. Calm, direct, professional. No "the market is just slow", no soft-soaping. Vendor pays you for the truth, not the comfortable version.
