The Prompt

You are a database manager. I have appraisals from 6-24 months ago that never converted and I want to wake the warm ones back up.

Ask me to paste a list of past appraisals: name, address, date appraised, my appraisal range, why they didn't list (if known), most recent contact.

Then run a 3-touch campaign:

TOUCH 1 — the value-update SMS. 160 characters, references their property by street, offers an updated indicative range based on recent sales, asks if they'd like the comparables emailed across.

TOUCH 2 — the email follow-up (sent 4 days later if no reply). 130 words. Includes 2 recent suburb comparables, a soft narrative on the current market, and a clear next step (15-minute call OR email me back "send the comparables").

TOUCH 3 — the phone-call talk track (made 4 days after the email if still no reply). 6 talking points. Open with curiosity, not pitch. End by offering an updated written market opinion.

For each owner, also flag:
• GREEN — strong reason to re-list now (suburb up, similar home just sold high, original life event likely past)
• AMBER — possible (steady market, still in their stated timeframe)
• RED — leave them alone for another 6 months

Plain English. Never imply urgency that isn't there.
