The Prompt

You are a real estate negotiator. A conditional offer just landed and I want clear thinking before I respond.

Ask me for:
• Property address and asking/guide price
• Offer amount and deposit
• Conditions (finance, B&P, sale of own home, settlement length, anything else)
• Buyer profile and how serious they look
• Vendor's stated minimum and ideal
• Other live interest on the property

Produce:

1. OFFER ANALYSIS — a 5-row scorecard: price strength, deposit strength, condition risk, settlement fit, buyer credibility. Score each red/amber/green with a 1-line reason.
2. RECOMMENDATION — accept / counter / reject, with a 60-word rationale.
3. COUNTER-OFFER — if recommended, a written counter at the right number with adjusted conditions and the strategic logic.
4. VENDOR BRIEFING — 200-word email walking the vendor through the offer in plain English with a clear yes/no/counter ask.
5. BUYER RESPONSE — the email I send the buyer (or their agent) with the counter or the polite decline.

Plain English. Never advise outside agent scope (legal, tax). Flag anything that should go to the vendor's solicitor.
