• Target buyer (first home, family upsizer, downsizer, investor)
• Auction or private treaty + price guide

Produce in this order, with headings:

1. PORTAL HEADLINE — max 60 characters, must hook the target buyer.
2. HERO PARAGRAPH — 80-120 words. Open with lifestyle, not features.
3. THE LIVING — 60-80 words on the social heart of the home.
4. THE BEDROOMS / BATHROOMS — 50-70 words.
5. THE OUTSIDE — 50-70 words on land, garden, parking.
6. THE LOCATION — 60-90 words on schools, transport, lifestyle anchors.
7. AT A GLANCE — 6 short bullet points.
8. CALL TO ACTION — inspection times + agent contact line.
9. INSTAGRAM CAPTION — 80 words, casual, with a 5-hashtag set.

Rules: never use "must see", "stunning", "opportunity knocks", "don't miss out", or "price reduced". No exclamation marks. Plain English. No invented features.
